Let me explain a few things about business. Most businesses fail because of their lack of systems and processes. And real estate investors have even worse statistics. The reason is the typical investor takes a seminar of making how they can make millions of dollars in 2 hours. We began implementing direct mail strategies and mailed handwritten letters to homeowners in foreclosure and out of state owners. The foreclosure letters never worked, but all the list providers sold the same list to a minimum of 300 subscribers. We were all sending letters to the same few deals with tons of equity. The out of state letters and post cards worked for a while, but that quickly changed. We went from the homeowners simply receiving our letter and negotiating a deal with us, to now they have received at least 6 different letters and post cards and want to see “who will offer them the best deal”.
